I really believe real estate is a much better investment than the stock market. Why? Because real estate is a hard asset. It’s an actual piece of property; it’s an investment that you can see and touch—it physically exists and it’s not going
anywhere.

In other words, it’s very difficult to lose your entire investment as a real estate investor. Let me give you an example: The property that you buy is insurable, and you always should insure your property. It doesn’t cost very much to insure a house, a building that’s on a piece of property, or a piece of property itself. Insuring your investment against catastrophic loss is simply something you can’t do with a regular stock investment.

If there’s a fire, flood, hurricane, or any kind of catastrophic event at your property, it can be covered, meaning you can protect yourself from losses. I have students with rental properties that have burned to the ground (no one was injured thank God) and because they had insurance, they actually put a lot more money in their pocket. They then decided to sell the piece of land, and they made even more money. By having insurance, your property’s worth even more money. Once again, since it’s a hard asset that can be insured, it’s almost impossible to lose your full investment as a real estate investor.

Let’s say you bought a house for $100,000, decided not to have insurance (which would be the biggest bonehead move of your life), and that house burned to the ground. Well, the house was worth $100,000, but the actual land is also worth money. So even if the house burns down, the foundation is still left, and typically all the utilities are too—the electric service, the water service, the sewer or septic service are all still in place. The lot is still a building lot, so that still has value. The point is this: You can never get rid of the property. In fact, you’d have to really go out of your way to lose the actual property. You’d have to excavate it and get rid of it. And even then, it’s still a piece of property.
